How to use this result

Start with the decision, then inspect the assumptions.

Affordability is a qualification estimate, not a spending target. Canadian lenders compare shelter costs with gross income through the gross debt service ratio, then include other debts through the total debt service ratio. Your own comfortable budget may be lower.

How the calculation works

The calculator applies editable planning limits of 39% GDS and 44% TDS, includes half of condo fees, and qualifies the mortgage at the greater of 5.25% or the contract rate plus two percentage points.

Worked Canadian example

Put the estimate in context

For CA$130,000 of annual household income, CA$500 of monthly debt payments, CA$450 of property tax and CA$150 of heating, the TDS limit may constrain the mortgage before the GDS limit does. Adding a CA$100,000 down payment converts the mortgage capacity into an indicative purchase price.
