Transfer taxes and registration
Ontario, Toronto, British Columbia, Manitoba, Quebec municipalities, and Atlantic provinces use different systems. Alberta and Saskatchewan do not have a traditional land transfer tax but still charge registration fees.
Professional and due-diligence costs
Legal services, title insurance, inspection, appraisal, survey issues, and lender conditions depend on the property. Obtain quotes rather than relying only on a national average.
Adjustments and moving
The statement of adjustments may reimburse prepaid property tax, utilities, or condo items. Moving, utility setup, immediate repairs, and furnishings happen around the same date and need separate cash.
